Atlas, by Orbit

An AI leasing coordinator that doesn’t sleep through your inquiries.

Atlas reads every Zillow lead within 90 seconds, drafts the response in your voice, books the showing, manages your renewal pipeline, and escalates the things you should never miss. Built for owner-operators of 20 to 75 unit residential property management firms.

30 minute demo on a real Zillow inbox. We show you Atlas drafting responses, booking tours, surfacing renewals, and refusing the things it should refuse.

The lead problem

67 percent of rental inquiries go unanswered within 24 hours. Yours don’t have to.

A new lead lands in your inbox at 9:47pm on a Saturday. The prospect is touring three properties tomorrow morning. They will sign with whoever responds first. By the time you see the inquiry on Monday, they have a lease somewhere else.

This is the most expensive failure mode in residential property management. A single recovered after-hours lead at a typical $2,000 monthly rent is worth $500 or more per week in vacancy avoided. Multiply across a 30 unit portfolio and the math becomes obvious. The leads are the easiest thing to lose, and they are also the most expensive.

Atlas reads every inquiry within 90 seconds, around the clock, and drafts a response in your voice ready for one click before it goes out.

What Atlas does

Four jobs. Year-round value. Even on a fully leased portfolio.

Atlas handles the recurring, time-consuming work that fills a property manager’s week. Most of it pays whether you have one vacancy or zero.

Lead response and tour booking

Reads incoming Zillow, email, and SMS inquiries within 90 seconds. Drafts responses in your voice with correct property details. Proposes available times from your calendar, books the showing, sends confirmations to both parties. Sends reminders 24 hours and 2 hours before the tour.

Lease renewal pipeline

Reads lease expiration dates from Buildium daily. Drafts warm renewal outreach 60 days out. Tracks who has responded and who has not. Surfaces non-responders early so you can react with time to spare. Year round, every lease, no manual chasing.

Maintenance acknowledgment

Acknowledges every tenant maintenance request within minutes regardless of time of day. Asks clarifying questions to establish urgency. Logs the full request with context. Tenants stop feeling ignored. Negative reviews stop arriving.

Document drafting and organization

Drafts renewal offers, rent increase notices, move-in welcome letters from your firm's templates with unit-specific data populated. Files documents into a consistent Google Drive structure by property and unit. Surfaces what you ask for in seconds.

Plus an open chat for everything else. “Find every message from the Nguyen family.” “Draft a notice for Unit 4B.” “Organize the Henderson folder.”

A week with Atlas

What it actually looks like.

  1. Saturday, 9:47 PM

    After hours lead recovery

A new Zillow lead lands while you are at dinner. Atlas reads the inquiry, identifies the property, drafts a response that answers the prospect's two questions about parking and pet policy from your approved FAQ library, and proposes Tuesday at 5pm or Wednesday at 6pm based on your calendar. You review the draft on your phone for ten seconds and approve. By 10:01pm the prospect has a confirmed showing on Tuesday.

  2. Monday, 7:00 AM

    Morning briefing

Atlas has assembled your daily briefing. Three lease renewals are inside the 60 day window with drafted outreach waiting for approval. Two maintenance requests came in over the weekend (one routine, one Atlas already triaged for urgency and routed to the right vendor with your approval queued). Four prospect inquiries are in the approval inbox from Saturday and Sunday, two already booked for showings.

  3. Friday, 4:30 PM

    End of week

A renewal you sent on Tuesday came back signed via DocuSign and is filed in the Henderson unit folder. Two tenants from the renewal pipeline have not responded after a week. Atlas surfaced both on Wednesday so you flagged the unit for early listing if needed. The week's full activity log is one click away if you ever need to look back.

Built for property managers who read the law

The architecture is the defense.

SafeRent settled for 2.275 million dollars. Harbor Group was sued. Fair Housing risk in residential property management is real, current, and growing. Atlas is built so the protection is in the product, not in the disclaimer.

Fair Housing escalation, hard-coded.

When incoming communication contains accommodation requests, disability-related language, or protected-class-sensitive content, Atlas immediately stops. No draft is generated. The manager is notified with full context. This behavior cannot be disabled by firm configuration under any circumstance.

Consistency as the compliance defense.

Every prospect asking the same FAQ gets the same approved answer. The activity log proves it, message by message, with timestamps and inputs. If a regulator asks why two prospects received different responses, the answer is they didn't.

Source of income, never asked.

Atlas does not ask source of income qualification questions. It does not collect that information. It does not reference it. Many states and localities prohibit such inquiries; Atlas treats this as a universal default rather than a configurable option.

Tenant screening stays human.

Atlas never recommends approving or denying an applicant. It never suggests rent pricing. It never negotiates lease concessions. The decisions that carry legal exposure stay with the licensed, accountable manager. By design.

Pricing

Less than a part-time leasing coordinator. Available around the clock. Scales with your portfolio.

A full time leasing coordinator runs 4,500 to 6,000 dollars per month fully loaded. A part time coordinator at twenty hours per week runs 2,000 to 2,800. Atlas is priced as a part time coordinator that works around the clock, never quits, scales automatically with your portfolio, and gets sharper over time as it learns your voice.

Setup is a one time fee that covers integrating Atlas into your stack (Buildium, Google Calendar, Google Drive, Zillow), tuning Atlas to your voice and templates, and onboarding everyone on your team. The monthly retainer covers everything else: hosting, all model API costs, support, ongoing optimization, and continuous improvement.
